BOOKING CONDITIONS

50 % deposit is required to confirm the booking and balance payable 30 days prior to arrival. 

Optional payment of balance paid in cash upon arrival also available.

In the event of the booking being made less than 30 days to arrival , 100% of the fee is due.

In the event of cancellation a maximum of 50% of the initial deposit is refundable provided that more than 30 days notice is given from start of rental period.

Booking is confirmed only upon clearing of deposit or total amounts (which ever applicable)

A Refundable £400 breakages deposit is required in addition to the full rental rate. This is refunded between 5 / 7 days after your departure provided there are no damages to the property. A full itemised bill is provided in respect to damages. We do not charge for breakages to crockery, cutlery or normal wear & tear.

A telephone can be provided, additional £200 deposit required, please enquire for details.

Amounts all payable in UK Sterling into UK bank Account however there are payment facilities for payments in US Dollars and Euros

A welcome pack of food,  and drinks  is provided. 

All Accommodation comes with a comprehensive information guide to local areas, restaurants, bars and trips & tours .

Clients are advised that they are allowed access into the property from 14h00 onwards , as properties need to be cleaned & readied from the previous clients changeover. However we try to be as flexible as possible : where previous clients have vacated earlier than 10h00, you will be allowed into the property as soon as it has been cleaned.

Likewise we advise you that 10h00 is vacating times , and once again, if the next changeover is much later we are more than happy to accommodate you leaving the property later.

Please note that this might be flexible as depends sorely on the discretion of the Owners as a favor to you.

Additional item requests by prior arrangement: 

   Babysitting service,

   Ironing & personal laundry  service, 

   Grocery shopping upon arrival,

   Logs for the wood burner fire.

You are kindly advised that all our properties have a strict  No Smoking Policy, you will loose your security deposit due to full steam cleaning of curtains, carpets & upholstery .

 While every care and consideration will be made by the Owners, they shall not be held liable for incidents and / or actions outwith their control. Clients and their parties must accept responsibility for their actions and consequences thereof. We therefore strongly recommend all persons ensure they have adequate Travel Insurance prior to travel. By booking through this site you hereby agree to these terms & conditions.
